What is the gGV (communal building supply)?

Communal building supply (gGV) is a newer operating model for shared PV systems than the older tenant-electricity model. Under the gGV, every party can keep their existing grid electricity contract and continue to choose freely: PV and grid consumption are measured separately using standard smart meters to ensure maximum flexibility.

How does the gGV operating model differ from the tenant-electricity model?

Communal building supply (gGV) differs from the classic tenant-electricity model mainly in that the system operator does not take over the entire electricity supply, but supplies only the PV electricity generated on site. The remaining electricity supply continues to be covered by the individual parties' freely selectable grid contracts. This removes many typical hurdles of tenant electricity: fewer regulatory and administrative obligations, free entry and exit for users without meter conversions, less effort when tenants change, and no transformer metering — just smart meters. This is enabled by § 42 EnWG, which establishes the gGV as a modern and far more flexible model.

Am I tied to Levo long-term?

No. The PV system belongs to you or your owners' association, not to Levo. Our contracts have short terms, and because we only use standard smart meters from the responsible metering point operator, you can switch at any time without replacing meters. Residents stay free too: every party can join the PV electricity supply or leave it again.

Who is affected by the solar obligation?

In more and more federal states, a solar obligation applies — for newly constructed buildings and, in some states, even when renovating roofs. In Baden-Württemberg the solar obligation already applies to new and renovated roofs. We are happy to support you in making your PV system more economical and more sensible for residents than full feed-in.

How is the PV electricity distributed?

The available PV electricity is distributed according to each party's current consumption in the building. If it is not enough, the parties automatically draw electricity from their usual grid contract. If surplus PV electricity is available, it can be stored or fed in (and remunerated). One thing is certain: as a rule there is far less surplus PV electricity in an apartment building than in a single-family home. This has a very positive effect on the system's cost-effectiveness.

From how many apartments is the model worthwhile?

As a rough rule of thumb, it often becomes particularly interesting from around 4 to 5 parties. However, the specific situation is always decisive: system size, consumption profile, heat pump, electric cars and other factors all play a role. An individual calculation provides clarity. The model adapts to your ownership structure – existing building or new build, a single building or an entire portfolio.

What happens to the electricity that cannot be used in the building?

Electricity that cannot be used in the building is fed into the grid and remunerated — typically at around 6–7 cents/kWh. PV electricity used directly in the building, however, is significantly more valuable, often roughly in the order of 30–40 cents/kWh. That is why it is economically worthwhile to use solar power primarily in the building.

Where does the residual electricity come from when there isn't enough PV electricity?

The remaining electricity demand continues to be covered by the respective party's existing grid contract. This is precisely a key advantage of the gGV model: no full supplier needed, no central point has to purchase grid electricity for the whole building.

Does someone in the building have to become an electricity supplier?

Not always, but often yes. The model requires smart meters so that consumption and generation can be recorded and correctly balanced every quarter-hour. If a replacement is necessary, it can usually be implemented well, and the costs are manageable.

How is the PV electricity distributed within the building?

The PV electricity is distributed every quarter-hour according to the actual consumption of the individual parties. This means: whoever needs electricity right now — because they're cooking, showering or the heat pump is running — gets more of the available PV electricity at that moment. The procedure is automatically fair and ensures the highest possible self-consumption.

Can the PV electricity also be used for common power / the heat pump / electric cars?

Yes. PV electricity can also be used for communal consumers such as lighting, lifts, heat pumps or charging infrastructure. Especially for regularly running large consumers, this is often particularly economical because it increases self-consumption. The combination of common power and apartment supply is the most attractive in most cases.

Do we need new meters?

Not always, but often yes. The model requires smart meters so that consumption and generation can be recorded and correctly balanced every quarter-hour. If a replacement is necessary, it can usually be implemented well, and the costs are manageable.

Who measures the electricity – do we need Levo hardware?

No. Metering is done by the default metering point operator, usually the local municipal utility (Stadtwerke). They are the market leaders in their grid area and already look after the meters there. Levo does not use any metering hardware of its own: we work with calibrated standard smart meters whose data is transmitted via standardised smart meter gateways.

How is the metering data transmitted?

The data is transmitted via standardised smart-meter gateways. No manufacturer-specific additional hardware from Levo is required. All installed components are manufacturer-independent.
